"We started our mortgage process back in December of 2009 with a company that assured us we would have no problem, which is what you hear all the time. In March of 2009 we were told we could not get a mortgage and had the potential of losing our down payment, even if we went to court to fight for it. We went to a national bank and a local banker told us the same and that we needed a co-signer promising us they could do the deal. We meet with David of 4/15/2010 and found that he was unlike the other lenders. He took the time to listen our situation and said that he should be able to find a lender to help us. "I first learned about David through my brother, who obtained a mortgage through him in 2000, my brother told me he was honest and very knowledgeable about the mortgage industry. I have known David for 9 years. I first went through the mortgage process with him in November of 2000 to buy my co-op. When I first sat down with him, he was very knowledgeable and explained the mortgage process, making it very easy to understand. He also explained to me that he owned the building that he worked in and that his overhead was very low, so he could deliver bank rates, if not cheaper to me. A few years later I refinance my co-op again and David took care of everything again and the rate was better than the banks.

In 2009 I called David and told him I was interested in buying a house with my wife. We met with him in his office and he pointed out why we did not qualify for a conventional mortgage as our debt ratios were above 45% and that it would be smoother to do a FHA mortgage. After that meeting, everything in the transaction was taken care of by e-mail or fax. All throughout the process David was always there in the day, evening or weekends as all calls go to his cell phone. He told us he would program our number into his phone so he would know it was us calling and answer the phone, which he did. When unable to reach him he always responded promptly either through e-mail or calling us on his cell phone; he even called us back when he was on vacation. I highly recommend David and The Mortgage Outlet as he is courteous, professional and down to earth. He has a vast knowledge of the mortgage business, and will go out of his way to help you get what you deserve."

"We never knew how hard it would be buying our first house thank god we had David and The Mortgage Outlet on our side. We just gave birth to our first son 5 months prior and we were living in a small second floor apartment with our dog. Being a police officer, my overtime income was cut back due to the hard economic times and my wife's income fluctuated due to her being pregnant. We thought we would never be able to get into a house. This cut-back in our income meant that we could no longer qualify for a loan on our own. David suggested going for an FHA loan which we could add my parents on to help us qualify.  We thought this would be easy, but it wasn't. My father was a retired New York City Detective who retired over 10 years ago and did not have any recent paperwork to confirm his income.  This did not phase David, as he made many phone calls finding the right people in the retirement department to get all the required documents for the bank. We finally had a closing date set when the bank asked for more updated documents two days prior to our closing. It was David's contacts with the bank and his willingness to go the extra 10 miles for us, he never gave up which kept the deal going when the seller wanted to back out. Finally at the closing table we were ready to get the keys when an internal review of the file would not allow the funds to be released. David spent the next 12 hours working specifically on our file getting everything the bank needed and the funds were released later that day.  We owe a lot to David, especially his mortgage knowledge and drive not to give up when everyone else wanted to. We have our house due to his determination, which is why we refer everyone we know to him."
